
Cleveland Street Condominiums
TSI has worked with Intracorp on several residential condominium/apartment projects in Redmond, Washington. Along Cleveland Street, TSI has prepared traffic impact analyses for 4 properties between 2000 and 2009. One of which is complete and occupied, two of which are currently under construction, and another which will be online in the near future. The four development projects ranged in size from 80 to 135 dwelling units and included between 2,100 square feet and 8,000 square feet of street level commercial space. For each development TSI was responsible for evaluating and addressing transportation related impacts associated with the prevailing Transportation Concurrency ordinances and Transportation Impact Analysis guidelines and procedures, which included forecasting trip generation, trip distribution, intersection level of service, adequate sightlines, and parking constraints.
Each development incurred its own unique challenges from to attaining sight distance and site access on a State owned facility in an urban downtown area with on-street parking to incorporating the City’s proposals, and now plans, to change the traffic circulation in Downtown Redmond from one-way to two-way flow on Cleveland Street into our evaluation of traffic patterns and operations. TSI worked concurrently with the City’s Technical Committee staff to help Intracorp obtain building permits and allow for redevelopment to occur along Cleveland Street.
